If you need large storage facilities, or a place to set up large-scale production, manufacturing, or a shipping depot, the cheapest type of space to rent is usually industrial space. But commercial industrial spaces can also be used in place of traditional commercial offices, usually at substantially cheaper prices per square foot.

There are many advantages to leasing commercial industrial spaces in the Boise Valley. Some of the benefits include:

  • Affordable, Flexible Leases: Large industrial space are usually less expensive to rent than finished commercial office space or established retail spaces. And, since industrial spaces are often used for a variety of purposes, leasing agents can be flexible when negotiating the terms of industrial space leases.
  • Cheaper to Renovate Than to Purchase a Building: If you need custom-designed facilities, but cannot afford to purchase and renovate your own building, most industrial complexes allow tenants to build-out, modify, or substantially renovate warehouses into custom office, production, or even retail facilities.

Renting Office Space in Boise

Your business is ready to roll, and now you need to decide where you are going to begin your capitalist dreams. Renting your office space can be a wise option, and it may make financial sense as well as logistical sense.

Renting an office means that you get the space you need for the time that you need it. A one, two or three year lease, with an option to terminate at the end of each year allows for a high degree of flexibility in managing the space needs of your office.

Business success may mean you need more space. Business challenges may mean that you need less. The ability to react to changing business circumstances is important and renting your office space allows that.

Renting also does not tie you to a specific location. The ability to change the location of your office within the year is very important when your business is dynamic and ever changing. The office is part of a business’s image, and a change in location often leads to a positive change in image.

On the financial side, rent is 100% deductible in the year it is paid. Many business owners may see that as a disadvantage, but it is not. Tax planning should take into account management of taxes owed.

Buying an office, a building or some other type of owned space, means that the cost must be depreciated over many years. That cost may require 37 years of depreciation on the business’s taxes. The amount of depreciation may be smaller than the rent you might have paid, meaning that the business will pay more taxes by owning.

Owning also means that the maintenance and upkeep of the building is now your responsibility. Unless that happens to be the business that you are in, these duties and the costs involved are a distraction from the real purpose of the business. The owned office may actually require costs to the business that in a rental are part of the lessors cost. Is a new roof really how the business’s cash ought to be invested?

Owning also limits the business’s ability to expand, and places costs on a shrinking business that leasing does not. Adding on to owned property is costly, and paying for space you no longer have a need for is, also.

Renting your office space can be a wise option. It allows your business flexibility to adapt to changing circumstances. It may provide tax advantages in some cases. It frees the business from having to pay for costs of ownership that do not directly benefit the success of the business.

Finding the Right Retail Space in the Greater Boise Metropolitain Area

If you’re selling a product, you may need a space from which to hawk your wares. Don’t sign a lease on the first bargain you see – find a location that’s accessible to your customers and suited to the needs of your business.

  • Make sure that any space you’re considering is big enough for both your current needs and your foreseeable growth. Be realistic and don’t over commit.
  • Do your homework beforehand. Investigate traffic patterns; tour the building. Find out who the previous tenant was, and why the business left. Learn what kinds of marketing the location does in support of its tenants (if any) and whether co-operative marketing funds are available to you.
  • Weigh the benefits of guaranteed foot traffic at a mall location against premium rent. Some malls require that all tenants stay open during mall hours, and pay for common area usage as well as the store’s own space and upkeep. Stores may also be asked to pay a percentage of sales to the mall.
  • Identify your closest competitors. Also check out neighboring businesses with an eye for complementary products or services. Is there an established cluster economy? If you are locating in a mall, check the lease agreement for any guaranteed protection against competition (malls may rent only to a set number of similar stores at any given time).
  • Evaluate whether the physical location and space is a good fit with your product line. Do you need a large, bright space or a charming, cozy nook?
  • Investigate any restrictions on signage. Signs are vitally important to retail businesses, yet many landlords decide on what a store can and cannot do. The rules may be even stricter in a mall, which closely monitors its physical appearance.
  • Negotiate the terms of your lease aggressively. Never accept wording that’s confusing or that leaves you wondering who is liable for what. Ask for the right of first refusal on adjacent space in case you need to expand. Negotiate for free improvements and other incentives before signing your lease.
  • Hire a real estate attorney who not only specializes in lease negotiations, but knows your area and, preferably, has dealt with your kind of business before. A lease negotiation can cover tens, if not hundreds, of terms, and you want someone in your corner who’s seen it all before.
  • Know who’s responsible for maintaining the heating, air-conditioning and other systems, as well as keeping up the parking lot and building exterior. This can be critical in older buildings.
