So, you’re just starting a business in the Treasure Valley, and you’re finding yourself overwhelmed with the task of locating an office that will accommodate your needs without breaking your budget. Choosing office space can be complicated, because you’re counting on the amount of business you do to offset the costs of leasing the space and staffing it with employees. No matter which type of space you choose for your business, there are some considerations that you should always keep in mind on your quest to lease office space.

When you set out to find office space such as the Blackeagle Center in Boise or the Silverstone Corporate Plaza in Meridian, Idaho, it is important that you make a list of the most important aspects of the space before you talk to a leasing agent or even make a phone call in response to one classified advertisement. Essential to this list is that you keep in the back of your mind exactly what you need, not what you want to function. These needs include the actual amount of space you need to function, not feel like a corporate executive; the communications access that you need to stay in touch with your clients on a regular basis, like internet and commercial telephone services, and last, but not least, the realistic amount of money you have to spend on an office.

    “We anticipate a successful partnership with Silverstone, which will bring exposure to our artists,  grow art appreciation in the community, and provide companies within Silverstone Plaza an exciting place to do business,” Melissa Brodt, Galerie Belle Ame CEO, said in a release.
    “This alliance represents a new business model that is designed to benefit the tenants and visitors to Silverstone Plaza while providing a unique platform for artists to showcase their talent,” said Chris Anderson of Silverstone developer The Sundance Company. “A dynamic art culture and a progressive business community go hand-in-hand.   • Home Federal Bank recently held grand opening activities at its 4,000-square-foot branch office in Meridian. The branch and drive-up banking facilities are at 3405 E. Overland Road, in the new Silverstone Plaza building.
    “We did extensive market research to determine the best location for this new branch,” Len Williams, president and CEO of Nampa-based Home Federal, said in a release. “This area scored the highest in several components including convenience for customers. We are happy to have found a great location in the true center of the Treasure Valley.” Melissa Fulcher is branch manager and Angie Wecker is customer service manager. Home Federal said it aims to complete, in late January, a 12,000-square-foot space it purchased on Silverstone Plaza’s second floor. The space will house commercial banking and builder finance teams.

The Sundance Company’s Flagship Property

The Sundance Company recently completed constructions of the 124,000-square-foot Silverstone Corporate Plaza at 3421 E. Overland Road in Meridian, Idaho. The upscale office-condo building, in the Sundance-developed Silverstone Business Campus in the southeast quadrant of Overland and Eagle roads, will include sizable space for Home Federal Bank.

“By developing this project as an office condominium, we hope to provide our clients with the flexibility to either own or lease high-quality office space in a magnitude unprecedented in the Valley,” Sundance Chief Operating Officer Travis Anderson said in a release. “We believe this was a key factor in the selection of the Silverstone Corporate Plaza by Home Federal Bancorp for executive offices and a drive-through banking branch.”

Home Federal President and CEO Len Williams said in an interview that the bank plans to occupy about 12,000 square feet of office space. The bank will relocate some commercial loan officers, residential mortgage lenders and some executive offices to Silverstone Corporate Plaza.

“At this point our corporate headquarters remains in Nampa, but we will have some executive office space in the new Silverstone building,” he said. Home Federal will own its office space and the full-service bank branch.

The branch will be about 8,000 square feet, built on adjacent property and attached to Silverstone Corporate Plaza, Williams said. Drive-through banking facilities will be sited under the building.

The Sundance Company will move its corporate office to Silverstone Corporate Plaza, which “stands to become Sundance’s flagship property.” Sundance now is based in the Blackeagle Business Center, at Overland and Maple Grove roads in southwest Boise.

The Sundance Company, one of the largest commercial real estate developers in the Boise area, said the availability of on-site concierge services, shared-use conference, board and training rooms, and projected on-site executive suites “will provide the flexibility and efficiency expected from today’s sophisticated consumer.”

“The service infrastructure that will be incorporated into this project will not only be a benefit to the tenants of the Silverstone Corporate Plaza, it will also allow Sundance to continue to exceed the service needs of our entire client base,” Sundance President Chris Anderson said.

The interior finishes include mosaic glass and tile, artisan wall coverings, and domed ceilings. Other planned features are a slab granite façade, covered executive parking, a “generous parking ratio” an “ample tenant improvement allowance” and the availability of owner financing.
