An article from Inc. discusses eight things the most successful people are meticulous about getting right. Most people claim to want success. But not everyone is willing to do the hard work and the smart work to get there. Often opportunities present themselves and because people are distracted, they miss them or give up on them before things fully develop.

Truly successful people don’t leave much to chance. They are disciplined and focused.  They constantly seek new methods to achieve more, in bigger and faster ways. Listed below are eight different practices that will help you concentrate your efforts on rising above the tide.

1. Make Materialism Irrelevant: Fancy cars and houses are all well and good, but many foolishly focus on the byproducts of success, rather than concentrating on building sustainable success in the first place. Establish a bare minimum for your material needs, and then you can enjoy the benefits of success, debt and stress free.

2. Enhance Knowledge: Success comes faster to those who are open, active learners. The higher up the success ladder you climb, the more complex the systems and opportunities that are presented to you. Absorb all the information you can and if you sense a gap you can’t fill, connect with people who have the knowledge you need.

3. Manage Relationship Expectations: People in your life require time. Successful individuals attract folk and so they have to carefully regulate the time they can spend with others. It’s hard to limit the time you share and still make people feel important. Make choices about the people who matter to you and determine how you each can get value from your interactions. Then make sure they understand your limitations so they don’t take it personally when you can’t be present.

4. Practice Emotional Self-Awareness: Not all successful people are calm and nice. In fact, many can be volatile. But most are very aware of their tempers and idiosyncrasies. They know how to use their emotions to get what they want from life and work hard to make sure feelings don’t become a detriment. Know yourself and learn how to let your emotions work for you in positive ways.

5. Commit to a Physical Ideal: Everyone has a vision of their own perfect body. They don’t have to be fashion models or athletes to be happy. But physical health is a consideration in their life and it’s a big distraction when it gets out of whack. Determine the body you believe is worth working for and set a game plan to achieve and maintain it.

6. Gain Clarity About Spirituality: There are many highly successful people like Richard Branson and Warren Buffett who don’t consider religion to be important or relevant. But they have a clear point of view as to the role spirituality plays in their life. Find your own way to be at one with the universe and be clear and deliberate in how you practice.

7. Adhere to a Code of Ethics: Really successful people live by rules. They may not be the rules of others, but consistency is important for them to maintain power and stability. Their individual view of how the world works is the basis for how they believe people should be treated and they will defend it until their dying day. Determine your ethical lines and broadcast them loud and clear so people around you know where you stand.

8. Focus on Time Efficiency: Prioritization is a key component of success. You can’t reach your pinnacle if you are wasting time on distractions. Integration of activities frees up time for greater achievement. Spend your time on activities that are fun, enlightening and productive and soon you’ll have gained hours to reap the benefits of success.

Ultimately, really successful people live their lives by design instead of default, so if you want to be one of them, dedicate time and effort to determining the plan for your preferred future and execute that plan in a focused and consistent manner.

5 Reasons to Schedule More Business Lunches

Have an important meeting? Here are five reasons to do it over lunch, and some tips to make the most of it from an article at Inc.com.

You finally get connected to the person you have been pursuing. Maybe it’s the client of your dreams. Perhaps it’s the mentor you always wanted. Maybe it’s that perfect recruit or potential partner. It doesn’t matter, you want them to listen and they have agreed to give you time. Now you need to put the odds in your favor. You need to invite them for lunch. Here’s why, and how:

1. You’ll Control the Environment
Their office is their territory: their colleagues may interrupt you, or they may be distracted by calls or emails. Even if they agree to come to your office, you don’t want any distractions there either. Besides, being in your territory may prompt them to put up their guard. You want them at ease. You want the environment to work for you. You can control the entire atmosphere at lunch.

Tell your prospect that you will arrange things and send them the info on where to meet.  Pick a restaurant that is quiet so they can hear you. Ask their food preferences and find an appropriate setting–be it trendy or classic, elegant or casual–that reflects the impression you want to make. Pre-arrange with the wait-staff (pre-tip, and learn their names) to take special care of your table so the focus is on your business at hand. Now everything is on your turf and your prospect can be wowed by your style, initiative, and way with people.

2. You’ll Be on Equal Footing
I hate going to someone’s office and sitting in front of their desk. They sit in the power position and wait for you to perform. Half the time, their chair sits above you, making you feel small and insignificant. With a little planning at lunch, you can keep the power equal or maybe even in your favor. Preview the restaurant you choose and designate a table that you like with the headwaiter. Make sure that you can see the door and have your back to the wall if at all possible. You should be seated so that you are at an equal height and are the most obvious focal point from their view.

3. You’ll Have Captive time
In a typical meeting, the business agenda controls the time frame. If you only have 20 minutes of substantive discussion, you will find yourself dismissed once you make your point. Lunch is different. Eating is an expected social experience and few people schedule a lunch for less than 60 to 90 minutes. Leave the laptop at home. A paper presentation works best at the table and your prospect can take it home. Once you are done with a brief description, move on unless the prospect wants to delve further. Unless you offend, you will both be there for the whole meal, so use the extra time to connect socially. People do business with people they like. Now you have the time to help them like you.

4. You’ll Create a Shared Experience
The two of you are there together. Make your prospect feel comfortable. Make sure your etiquette is refined. Mirror their behaviors so they are not embarrassed. You have the chance to find common ground and bond. Create a memory that becomes the basis for your future relationship. Let it be an awesome experience you both recall with fondness. Clearly address the need for meeting. Find ways to make it entertaining and creatively generate an unexpected moment that wows your prospect. Call the chef in advance and arrange for a special dish.

5. You’ll Do Them a Favor
Pick up the check!!! It may seem obvious but many business people are inclined to split bills today. Going Dutch is not an option if you want retain power. You want your prospect to feel obligated to you even if only for the lunch. Make sure you have that advantage when the meal is finished. The best way to assure this is to give the waiter your credit card privately before the lunch even starts. You can decide whether or not to tell your prospect up front that this experience is on you, or wait until the end as a surprise. Either way, you’ll put them in a position of gratitude at the end, leaving you open to pursue the next steps.

Five Ways Robots Will Change Real Estate

A recent article from InmanNews discusess how robots could have an impact on real estate. It may sound like science fiction, but it’s not. Robots are about to be everywhere, including real estate. Robots are in the wild, cleaning up nuclear waste, sanitizing hospital rooms, and entertaining us all. How will they impact real estate? It’s anyone’s guess at this point, but here are five ways robots could impact real estate within the next five years.

1. New telepresence robots, like the ones from Double Robotics, will finally let us be in two (or more) places at once. Control the robot from your iPad and communicate face-to-virtual face with co-workers and potential clients. Send a telepresence robot along to an open house. Invite brokers and clients to attend previews from the comfort of their home or office. The possibilities of telepresence are limitless.

2. Robots like Romo could lend a helping hand. Need exterior shots? Send a Romo out to the street for wide angle views. How about a cameraman for your video? Check. Need a BPO? A Romo with some simple software can canvas a street and send back data while you meet with clients.

3. How about a robot who can issue conditional approvals and underwrite loans in real time? Robots with natural language processing could collect data from a client interview and, connected to an underwriting engine, produce financing options and approvals in minutes.

4. The issue of private drones is unfolding in front of our eyes. Federal, state, and local governments are racing to issue guidance on drone use; but no matter the outcome, drones will become fixtures in our skies. Depending on how legislation shakes out, drones could be used for aerial views, home fly-throughs and more. This is already happening with remote controlled quadcopters. The machines will handle it with a few taps on your iPhone tomorrow.

5. Robots could make finding the perfect home a breeze. Imagine a robot that could use information about your client, their Facebook interests along with some simple questions about their income, to query and sort MLS listings for the perfect place for them.

Of course, how exactly the future will play out is anyone’s guess; but one thing’s for sure, robots will be a part of it.

Can A Company Use Instagram To Share Their Story and Build Their Business?

Instagram is a photo sharing service available as an easy to download application for any Android or iOS powered device. The photos captured can be shared on Facebook, Twitter and even Tumblr too. It is time for businesses to understand that this social sharing platform is here to stay. So how can a business use Instagram to share their story?

Build an Identity
Start snapping photos of your business. Once you’re ready to post your first image, you’ll be able to add a location if it is not already listed.

Try uploading photos of interesting aspects of the store or products, or share images of things the people who shop your business care about. You’ll be amazed at the response when you start sharing your perspective. Visuals speak louder than words.

Use Hashtags to Build a Following
What’s the point of taking a great photograph if no one will notice it? Celebrate your active brand advocates by deciding on a short, easy to type phrase that people can include in their tweets. For example Adidas used the hashtag “#thereturn” to celebrate the return of Derrick Rose. They even made it a predominate design element on their website for D Rose.

With the use of these hashtags you can monitor conversations focused around your brand by using the Twitter search feed or directly displaying these photos using the Instagram API on your website. Make sure to include any legal terms and conditions related to the use of the publically shared content. In the footer of their website, Adidas informed people: * If you send us a Tweet, or use our hashtag “#TheReturn” on Twitter and Instagram, you consent to letting adidas and Derrick Rose use your content and handle, in any media. If you opt in to our Facebook application All In For D Rose by adidas you also consent to letting adidas use your customized Facebook image in any media. Fan based media can be shared cross-platform allowing you to successfully use Instagram for marketing and to increase brand loyalty through the instant gratification of social likes.

Find Your Advocates
Snap a photo using Instagram and then select that you’d like to add a Photo Map. You’ll be prompted to “name a place”. This is where you’ll see a list of available locations based on your GPS location. Once you find your business, select it as the location and then upload your photo. Once uploaded you’ll be able to click on the location as a hyperlink and browse the gallery of photos other people have tagged for that same location.

The Importance of Real Estate Signs

CRE Outsider offered some great tips about real estate signs. The majority of the article is below but you can visit their website to read the entire post. Commercial real estate signs are a constant, visual reminder that reinforce awareness and provide name recognition.  Consider the fact that the average person passes by at least 40 signs per day and that 97% of the people in any given market will see a sign each day.  You can’t turn them off.  They just sit there as the market circulates around them waiting for the moment a consumer has a need. Signs have the lowest cost per impression and highest awareness/recall than any other form of advertising. Here are some suggestions to get the most out of your signs.

1 – Design: Don’t jam lots of text onto your signs.  Besides the listing type (sale/lease/available) your company name, logo and phone number are all you need.  Most brokerages put a web address but it’s really not necessary.  If they can read your company name, they’ll search for it online and get to your site. Some brokerages feel it’s  necessary to put the agent’s name/direct phone number on the sign.  Unless the agent’s name is easy to remember (because the phone number sure isn’t) it may not be worth the extra cost.  If you do want to add agent names, put them on a rider to not only draw attention to the name but so you can re-use the base sign.

2 – Contrast: Make sure your signs contrast with the background you intend to place them on.  You’ll also want to make sure your signs contrast with competitor signs – or that your competitors aren’t blatantly ripping off your design. If everyone seems to be copying your solid red signs, break it up.  Keep the red prominent but put your logo or phone number in a white or other secondary color block.

3 – Consistency … and Change: There’s something to be said for consistency when it comes to branding so don’t go changing your signs or logo all the time.  But you do need to be on guard for changes in style.  Review your sign design to keep it visually up to date and distinctive enough to stand out.

4 – Placement: Billboard advertisers place signs based on traffic counts and demographics but you don’t have that luxury.  The sign’s got to go where it’s got to go.  For primarily foot traffic areas, you’ll want them at/near eye level.  Signs viewable from highways should be placed facing traffic or multi-sided/multiple locations if you’re trying to attract commuters from both lanes.  If the sign is on a building, place at heights similar to billboards so they’ll catch the eyes of drivers on the approach. Also consider placing signs in areas where people tend to fixate their gaze such as bus stops or signaled intersections proximate to buildings you have listed or just for branding purposes.

5 – Measurement: Don’t just put up signs and forget about them.  Set up a system with the address, alternate addresses, nearby intersections, highway markers and any landmarks for each sign so when people call, you’ll be able to determine which property they’re calling about.

There’s no way you’ll know who visits your website after seeing a sign, but do keep track of sign calls.  And, make a note of deals that originated from sign calls.  Your results may vary, of course.  But if you don’t have the data, you’ll never know  that signs do work.

The Top Workplace Trends

As the country recovers from a recession, workplaces are moving forward in new ways with new rules. Changes are afoot from how our offices look to who runs them and what equipment will be used. BalanceGal LLC looks at the trends seen in 2012 and what to expect in 2013:

• Employee engagement. There’s no polite way to say it — workers have had it. In 2012 we lost our happy-to-have a job mindset and now we want appreciation. For some of us it’s been a few years since we’ve had a raise or bonus. An October survey by by MSW Research and Dale Carnegie Training found only a mere 29 percent of employees are fully engaged. Experts say if our employers want us more engaged, they need to boost our confidence in senior management and look for ways to reward us. “Companies are going to have to decide, do we want to invest in our people again?” says John Hollon, vice president for editorial at TLNT.com, which follows workplace trends. “They will need to reconnect with workers in ways haven’t had to worry about for about 5 years now.”

• Top performers are lifelong learners. It hasn’t been easy, but American workers finally realize we need to take control of our careers. Most companies cut way back on training and on education reimbursement at the same time we discovered a need to add to our skills toolbox. Being the top sales person, or even the best doctor now means we have to keep up with new technology, trends and approaches and we have to do it on our own time and our own dime.

• Social media at work is a complicated mix. Through social media, companies now have an amazing way to market their handbags or food delivery services. But this new outlet for driving sales is also driving management crazy. As American workers turned to Facebook and Twitter to rant about cheap bosses or snotty customers, we saw employees getting fired and employers getting sued. Meanwhile labor lawyers are busy drafting social media policies for companies trying to protect themselves by letting workers know what’s acceptable. The rise of social media in the workplace isn’t likely to slow and employers will have to prepare themselves for the benefits — and the hazards.

• Flexibility is king. Sure we want to be paid well. But more importantly, we want to know that our employers “get it.” We want the day-to-day flexibility in how, when and where we work to better manage our lives. This year, we even saw reports that claim almost half of all workers would give up some of their salary to get more flexibility. We also saw smart employers of all sizes begin to position flexible work as part of their culture. Guillermo Rotman, president of Regus Americas, predicts more businesses will offer their employees flexible work options going forward, particularly as technology untethers us from our desks.

• We’ve got to get up. This was a breakthrough year in understanding how we work affects our health. Sitting at our desks, staring at a screen all day is making us fat and unhealthy. We saw a new pressure on employers to encourage workplace heath initiatives and pay more attention to physical activity at work. And we’ve realized we need to work differently, to get up and move around because mini-breaks, just one minute long throughout the day, can actually make a difference.

• Wellness programs are on the rise. Our employer really does care if we eat that doughnut or go for the apple. In fact, he cares so much, in many instances, he’s going to pay us to lose weight or participate in a wellness program. By now, employers realize that if we engage in healthy behavior, they benefit from lower healthcare costs. Expect this trend to get even more attention because The Affordable Care Act will expand the ability of employers to reward workers who achieve health improvement goals.

• Overtime. Is stopping on the way in for doughnuts for coworkers considered on the clock time? It could be. Companies are running into trouble with workers who claim there’s a rampant disregard for overtime pay provisions. In 2012, employees filed more than 7,000 federal lawsuits commonly known as wage-and-hour cases against their employers or former employers, records show. Losing these cases proved costly for some employers, and lawyers say they see these types of lawsuits continuing in 2013 along with a new interest in management training on what counts as a violation.

• Boomers retiring. We’ve been told it is coming, now it is happening. Experts say 2013 is the year that kicks off a wave of boomers retiring from careers they held for decades. “Some industries already are very focused on how to replace those exiting employees,” says Jennifer Schramm, manager of workplace trends and forecasting for the Society of Human Resource Management. Others will have to work hard and fast to develop the next generation of corporate leaders. At the same time, retirement creates a need for older workers to find ways to stay productive. Look for retirees to seek out opportunities to find work that helps them contribute to the greater good or causes they care about, says Marci Alboher, VP of Encore.org and author of The Encore Career Handbook: How to Make a Living and a Difference in the Second Half of Life. “They will be looking for opportunities to do something impactful.”

• Newly designed workplaces. Our workspaces are changing along with our work habits. As collaboration becomes more important, we are finding that workplaces that allow for sharing ideas are the new norm — open floor plans and collaborative work environments, standing work stations and dual monitors. We also see an increasing number of co-working or shared office space and virtual offices, preparing us to say goodbye to office cubicles of the past and look forward to opportunities for better networking. And while we’re at it, we will likely be bringing our own device with us to the office of the future. A Cisco study showed a staggering 95 percent of organizations permit employee-owned devices in the workplace. This includes laptops, tablets and smartphones.

Leading organizations recognize the challenges and opportunities that these trends bring. For most, the belt tightening is over and 2013 will be the year to refocus on top talent and move forward together.
