Silverstone Plaza in Meridian, Idaho is Up and Running

A year-long construction project at Silverstone Park in Meridian has come to a close, and The Sundance Company recently  held an open house for the new 120,000-square-foot building on December 4.

The Silverstone Plaza consists of Class A office condominiums, with spaces ranging from 3,000 to 90,000 square feet. As of today, 39,200 square feet are occupied. Idaho Trucking and Home Federal Bank have purchased 1,300 and 24,000 square feet, respectively, while The Sundance Company and Silverstone Amenity Center are leasing 5,500 and 8,400 square feet, respectively.

The new building was constructed by Jordan-Wilcomb Construction of Boise, with work beginning in October 2008. The Sundance Company of Boise will handle all leasing and sales.

Silverstone Plaza News from The Sundance Company

  • Galerie Belle Ame Silverstone Plaza, a fine-art gallery, opened Dec. 2 in Silverstone Plaza, a new building in the Silverstone development in the southeast quadrant of Eagle and Overland roads, Meridian.
“We anticipate a successful partnership with Silverstone, which will bring exposure to our artists,  grow art appreciation in the community, and provide companies within Silverstone Plaza an exciting place to do business,” Melissa Brodt, Galerie Belle Ame CEO, said in a release.
“This alliance represents a new business model that is designed to benefit the tenants and visitors to Silverstone Plaza while providing a unique platform for artists to showcase their talent,” said Chris Anderson of Silverstone developer The Sundance Company. “A dynamic art culture and a progressive business community go hand-in-hand. Hopefully our forward thinking philosophy will promote a winning strategy.”
  • Home Federal Bank recently held grand opening activities at its 4,000-square-foot branch office in Meridian. The branch and drive-up banking facilities are at 3405 E. Overland Road, in the new Silverstone Plaza building.
“We did extensive market research to determine the best location for this new branch,” Len Williams, president and CEO of Nampa-based Home Federal, said in a release. “This area scored the highest in several components including convenience for customers. We are happy to have found a great location in the true center of the Treasure Valley.” Melissa Fulcher is branch manager and Angie Wecker is customer service manager. Home Federal said it aims to complete, in late January, a 12,000-square-foot space it purchased on Silverstone Plaza’s second floor. The space will house commercial banking and builder finance teams.

The Sundance Company’s Flagship Property

The Sundance Company recently completed constructions of the 124,000-square-foot Silverstone Corporate Plaza at 3421 E. Overland Road in Meridian, Idaho. The upscale office-condo building, in the Sundance-developed Silverstone Business Campus in the southeast quadrant of Overland and Eagle roads, will include sizable space for Home Federal Bank.

“By developing this project as an office condominium, we hope to provide our clients with the flexibility to either own or lease high-quality office space in a magnitude unprecedented in the Valley,” Sundance Chief Operating Officer Travis Anderson said in a release. “We believe this was a key factor in the selection of the Silverstone Corporate Plaza by Home Federal Bancorp for executive offices and a drive-through banking branch.”

Home Federal President and CEO Len Williams said in an interview that the bank plans to occupy about 12,000 square feet of office space. The bank will relocate some commercial loan officers, residential mortgage lenders and some executive offices to Silverstone Corporate Plaza.

“At this point our corporate headquarters remains in Nampa, but we will have some executive office space in the new Silverstone building,” he said. Home Federal will own its office space and the full-service bank branch.

The branch will be about 8,000 square feet, built on adjacent property and attached to Silverstone Corporate Plaza, Williams said. Drive-through banking facilities will be sited under the building.

The Sundance Company will move its corporate office to Silverstone Corporate Plaza, which “stands to become Sundance’s flagship property.” Sundance now is based in the Blackeagle Business Center, at Overland and Maple Grove roads in southwest Boise.

The Sundance Company, one of the largest commercial real estate developers in the Boise area, said the availability of on-site concierge services, shared-use conference, board and training rooms, and projected on-site executive suites “will provide the flexibility and efficiency expected from today’s sophisticated consumer.”

“The service infrastructure that will be incorporated into this project will not only be a benefit to the tenants of the Silverstone Corporate Plaza, it will also allow Sundance to continue to exceed the service needs of our entire client base,” Sundance President Chris Anderson said.

The interior finishes include mosaic glass and tile, artisan wall coverings, and domed ceilings. Other planned features are a slab granite façade, covered executive parking, a “generous parking ratio” an “ample tenant improvement allowance” and the availability of owner financing.

Office Space for Optimum Efficiency

Is your office space designed for optimum efficiency? Most of us spend the majority of our time cooped up in the office, which, more often that not is a small cubicle that doesn’t allow for privacy, space, creativity or inspiration. That’s why it’s important to personalize your workspace (or home away from home). Office space designs require a tremendous amount of thought and consideration. While there are many common approaches to designing office space, finding the right design that works for you and your employees could be the key to a successful business.

For instance, space plays a major role in efficiency. Think about the way a chef works in the kitchen. They have to be precise, quick and careful. In order to do this effectively, they have to have an organized mise en place, or space. A mise en place literally means “put in place” and refers to a chef’s station where they keep all of the items they need to prepare food. This triangular station allows them to stand in one spot, gather ingredients, pivot to one side and work at the stovetop.

The same concept can be applied to an office workstation. Here are some tips for office space design that can help you increase efficiency and quickness:

Open Office Space Designs
Many offices have converted to an open office space design to stimulate better communication among employees. There are, however, limits to what you can do to work spaces in an open office. The layout of office furniture becomes limited by the lack of office walls or cubicle partitions. When possible, choose to set up workstations in corner spaces so that each station has two walls. Then, use an L-shaped desk with a filing drawer to create a triangular space in which to work.

Private Office Space Designs
Some organizations find that by giving each employee a private office with a window, they increase morale and promote a sense of importance. In fact, the quality of this type of office design can have an impact on self-image, motivation and enthusiasm, creating an environment that raises productivity and efficiency. The downside to private offices is that they create a mentality that segregates employees as individuals. This lack of teamwork mindset can be solved with great design. By creating an “intersection” in the middle of the office where employees can meet, you can give your office a centralized feel that brings everyone together. This “intersection” can house things like fax and copy machines, message boards or work counters.

Designs with Floor to Ceiling Windows
Office designs with floor to ceiling windows provide a great amount of natural light and a tremendous view, but they can also pose some challenges for workspace layout. In this layout, desks are usually positioned on one wall, with a filing cabinet on the opposite wall. When possible, you should use utilize the wall space on the same wall as your door, or use an L-shaped desk to create a smaller workspace triangle.

Quite possibly the most crucial aspect of office space design is working with the right designer. Hire a good designer with whom you can freely share your opinions. Being able to point out the things you like and dislike will help the process more along more effectively. Plus, it allows both parties to be upfront with each other at all times, creating an environment where coordination and planning efforts are at their peak.

When is it time to relocate

The prospect of moving office locations can be filled with negative initial resistance, considering the disruption and important decision involved. However, it can typically be the right decision to make, especially in regards to a rougher-than-normal financial status that currently effects quite literally everyone involved in commerce at the present. So when is a good time to consider relocating a business? What are the options for relocation?

There are a variety of reasons for businesses to pick up and try a new location. A common reason is for expansion and outgrowth. Simply put, success may make an older office location too cramped and confining if a corporation plans to realize its fullest profit potential. Relocation during an expansion positively affects productivity, efficiency, staff morale, and most importantly financial status for a growing company. Somewhat related to expansion, the need for a better-suited location can also be an oft-cited reason for relocation. If a business needs a creative business district to thrive and attract new potential clients, its often worth the price to pick up and relocate–especially when continued revenue streams will prevent a company from going under during a threatening economic period.

Easy options exist for companies to relocate, thanks to serviced and managed office solution providers. Without the need to agree to lengthy leasing terms and high upfront fees, any organization that needs to relocate either temporarily or for a longer period can quickly ease into a new location with fully-furnished office equipment, services, and a flexible rental agreement should the new location prove untenable. Even expanding businesses will find serviced offices quite useful when exploiting the flexibility in leasing terms to add on to the company’s office space upon short notice, and such short-term office solutions really become a cureall for aiding any thriving business in navigating past the rough waters post-credit crunch.
