Reich enhances The SundanceCompany’s operations by providing owners, investors, lenders, and tenants with results continually exceeding project expectations. This is accomplished by utilizing the expertise he has gained in the management of office, retail, industrial, multifamily properties and corporate facilities throughout the country. These asset management services include capital forecasting, budgeting and expense management. Michael’s highly developed skills are the result of having managed over fifteen million square feet of commercial investment properties throughout the United States.In conjunction with our Chief Operating Officer, Michael also oversees tenant services and the marketing and leasing department.

Prior to joining The Sundance Company, Michael Reich was Senior Manager of Broe Real Estate Services, Inc. and Senior Vice President of Asset Services for GMH Capital Partners. In both positions, he was responsible for all asset and property management functions. Michael has also served as Vice President of Amerimar Enterprises, Inc., a regional real estate development firm specializing in the successful repositioning and redevelopment of distressed real estate assets including hotels, office buildings, industrial buildings, apartment complexes, retail facilities, and mixed use properties.

The Sundance Company keeps building in sluggish Boise office market

Why did major developer The Sundance Company begin construction of the 124,000-square-foot Silverstone Corporate Plaza in a down economy now producing lower overall demand for lease and office-condo space?

Construction is under way at 3421 E. Overland Road, Meridian, Idaho. The site lies in Silverstone complex in the southeast quadrant of Overland and Eagle roads. Sundance Chief Operating Officer Travis Anderson said he expects the first tenant build-outs – for Home Federal Bank, a Silverstone concierge service and 8,500 square feet of meeting space – to conclude by September.
Staying “extremely low-leverage” means Sundance does not depend on bank financing for building construction or tenant improvements, he said. The developer that largely self-funds projects can take advantage of an economic slowdown when materials costs are lower and labor availability is higher, he added.
Silverstone Corporate Plaza’s exterior configuration – reflective glass and granite façade over a structural steel frame – costs more than some alternatives but enables crews to work more efficiently through winter, Anderson said. For example, workers avoid the long curing times associated with some other materials, he said.
“We’re also confident that any recession would be over by the time construction is complete,” Sundance Asset Manager Michael Reich said.
Sundance likes to keep about 100,000 square feet of new shell-and-core office space available for corporate users to evaluate, plus or minus 20,000, Anderson said. Power Engineers recently occupied more than three quarters of the space in the 70,000-square foot Diamond Point Building, on which construction began in Silverstone just less than a year ago. That deal at Diamond Point and Home Federal’s deal to occupy part of Silverstone Corporate Plaza (IBR, 11-24-08) prompted Sundance to start the Corporate Plaza, he said.
Sundance continues to receive inquiries from medical and large corporate entities, he said. Continued interest from corporate, large-space occupants continues partly because they see an increase in available workers, he said.
A developer who uses little or no financing can afford to “carry” a vacant building during economic slowdowns, Anderson said.
“We can be flexible and work with tenants,” he added. For example, a developer who is largely self-funded can accommodate a tenant’s request to move to a smaller space – which may not meet a lender’s requirements at a given time, he said.
Silverstone benefits from having El Dorado Business Campus next door, in the southwest quadrant of Overland and Eagle roads, Anderson said. Both parks benefit from a location-driven identity that boosts demand, he said.
Reich said big office parks often attract similar or cross-reliant businesses that benefit from being close to one another. The risk is that if a large-space occupant closes, downsizes or moves, a nearby business that caters to it may do the same, he said.
Some big, corporate spaces could be divided to suit smaller tenants, but the developer may have to offer rent discounts if the spaces aren’t ideal, he said.
Rectangular buildings with numerous entrances and ample storefront glass offer the most flexibility, Anderson said.

The Sundance Company has recently commenced construction of the Silverstone Corporate Plaza, a 124,000 square foot, class A office condominium located within the highly coveted Silverstone development at Eagle and Overland Roads in Meridian. The Corporate Plaza is slated for completion by mid –summer 2009.

As the Corporate Plaza stands to become Sundance’s flagship property, it is anticipated The Sundance Company will relocate its corporate office to this state-of-the-art facility from its current location within the Blackeagle Business Center (Overland and Maple Grove)in Boise. The availability of on-site concierge services, shared use conference, board and training rooms and projected on-site executive suites will provide the flexibility and efficiency expected from today’s sophisticated consumer. According to the company President, Chris Anderson, “The service infrastructure that will be incorporated into this project will not only be a benefit to the tenants of the Silverstone Corporate Plaza, it will also allow Sundance to continue to exceed the service needs of our entire client base”.

Catherine is also responsible for multiple corporate functions including Controller, Treasurer, investor relations, human resource management, and corporate and strategic development.
With more than 18 years of accounting and financial management expertise, Catherine has managed the Company’s financial operations during a period of unprecedented growth. In coordination with Sundance’s other committee members, Catherine has focused company performance goals toward the combination of profit growth, capital efficiency, strong long-term capital returns, and strategic cash flow.
While responsible for all financial functions, she utilizes her strong communication and
negotiation skills maintaining and strengthening The Sundance Company’s valued
relationships with financial institutions, corporate real estate attorneys, and title and escrow
providers.
Prior to joining The Sundance Company in 1998, Catherine’s experience includes eight years
as a senior staff accountant and corporate accountant for public accounting and private nonprofit
firms.
Catherine graduated cum laude from Boise State University with a BBA in Accounting and

Travis utilizes his extensive background in asset management, project development, and real estate marketing to continuously deliver high quality service, maintain code compliance, and ensure cost-effective administration of company resources. He incorporates his effective
communication skills to maintain long-term business relationships with clientele, city planning and zoning officials, as well as “best-in-class” architectural and engineering firms.

Since joining Sundance in 1994, Christopher successfully held various managerial positions within the company, ultimately resulting in his promotion to President of The Sundance Company.

Early in his career, Roger determined how the value of debt discipline allowed Sundance to capitalize purchase power on economic weak cycles and maximize profit on strong economic cycles.
