When is it time to relocate

The prospect of moving office locations can be filled with negative initial resistance, considering the disruption and important decision involved. However, it can typically be the right decision to make, especially in regards to a rougher-than-normal financial status that currently effects quite literally everyone involved in commerce at the present. So when is a good time to consider relocating a business? What are the options for relocation?

There are a variety of reasons for businesses to pick up and try a new location. A common reason is for expansion and outgrowth. Simply put, success may make an older office location too cramped and confining if a corporation plans to realize its fullest profit potential. Relocation during an expansion positively affects productivity, efficiency, staff morale, and most importantly financial status for a growing company. Somewhat related to expansion, the need for a better-suited location can also be an oft-cited reason for relocation. If a business needs a creative business district to thrive and attract new potential clients, its often worth the price to pick up and relocate–especially when continued revenue streams will prevent a company from going under during a threatening economic period.

Easy options exist for companies to relocate, thanks to serviced and managed office solution providers. Without the need to agree to lengthy leasing terms and high upfront fees, any organization that needs to relocate either temporarily or for a longer period can quickly ease into a new location with fully-furnished office equipment, services, and a flexible rental agreement should the new location prove untenable. Even expanding businesses will find serviced offices quite useful when exploiting the flexibility in leasing terms to add on to the company’s office space upon short notice, and such short-term office solutions really become a cureall for aiding any thriving business in navigating past the rough waters post-credit crunch.

Finding The Right Commercial Real Estate Space For Your Business

The Sundance Company knows that finding the right leasing space for your business can be a complicated process, and that is why we are here to help your company find the right space in The Treasure Valley. Whether it is Boise, Eagle, Meridian, Nampa, or someplace else in the metropolitan area, The Sundance Company can help with your leasing space needs.

There are several variables to consider and The Sundance Company offers a general summary of the leasing process. Please remember this is a general summary of the leasing process and the steps involved for your company can vary depending on a number of factors.

1. Identify Needs: Location, location, location. You have probably heard that phrase numerous times in the business world and the word location is might be the most-used word in real estate. Why? Location affects your visibility, the quality of your space and ultimately the long-term value of your business. Before you finalize your location in the greater Boise metropolitan area you need to answer a few questions: Where are our customers? Our market region? Our employees? Where is the competition located?

Cost: Your monthly rent will be determined by a few variables including location (Boise, Meridian, or Nampa), lease rate per square foot, free rent or other concessions provided by the owner, utilities and other costs if the lease is Triple Net, additional tenant improvements that are amortized into the rent, and annual rental increases as provided for in your lease.

Type of Space: The type of space you need is going to be determined by the type of product or service you provide. Is it industrial? Retail? Office? The Sundance Company has commercial real estate leasing options including industrial, retail, and office throughout the Treasure Valley so we can certainly find the right type of space for your company.

Midyear commercial real estate report for the Treasure Valley

Treasure Valley commercial real estate continued to lose tenants in the first half of 2009, according to a new report from Colliers International.

Vacancy rates went up as absorption rates and prices decreased in office, retail and industrial buildings. But the report points out a few bright spots.

For office space, downtown Boise is healthy and will likely remain so. Vacancy rose just slightly, from 9.5 percent at the end of 2008 to 10.6 percent in mid 2009.

And in retail, Eagle Road has become the “first choice for most retailers,” with the Eagle and Ustick intersection especially attracting new tenants.

Dollar stores, fast food, check cashing and cell phone dealers were actively looking for space.

Action in industrial development in the future will largely be attributable for “build-to-suit projects for companies with specific needs that can’t be satisfied by existing sites,” the report said.

The investment market is at a standstill, according to the report, because of lack of liquidity, income erosion and a disconnect between buyer and seller expectations.

“Owners are getting pummeled from multiple sides, cap rates are increasing and income is dropping as tenants are either failing or asking for rate reductions in their rent,” the report said. “There is money out there for good deals. Buyers tend to be enamored with the homerun deals, instead of focusing on doubles and triples that are available.”

“There appear to be more REITS and private groups raising equity to take advantage of future market conditions,” it continued. “Those investors that have access to capital and patience to endure more stringent lending standards should see great opportunities in the months and years ahead.”
